Dwellworks Living at BAMM 2025: Temporary Living is a Valued Benefit
The Bay Area Mobility Management (BAMM) Annual Conference 2025 brought together the top professionals in corporate mobility, travel, and workforce relocation for an impactful day of learning, networking, and industry insights. As a leader in accommodations solutions for relocation and corporate travel, Dwellworks Living was honored to be part of this premier event.
The agenda at BAMM 2025 was largely focused on immigration issues and talent management, given two macro concerns in our industry: how to manage the communications and timing impacts of new US immigration policy on current and prospective global moves and at the same time, how to keep global mobility and related human resource channels such as recruiting, compensation and benefits, and talent development focused on finding the key talent that will drive company financial performance and valuation.
With strategic planning at the forefront of the conference, there was less focus on specific lines of service, from household goods transportation to destination services, including temporary living / short term-housing. Our interpretation is that because temporary living is in fact a commonly approved/included benefit in many relocation policies, the limited number of sessions available at the conference focused on issues requiring greater exploration and analysis.
That said, corporate housing and temporary living were well-represented at the BAMM conference, because the Bay Area is also an active market for short- to long-term furnished housing needs. Especially with intern season nearly here, there were plenty of hallway and one-to-one conversations on trends and practices in corporate housing.
In this blog, we’ll share a quick recap of what’s on employers’ minds when it comes to furnished living.
Availability
Immediately following the pandemic, there was widespread concern from employers and global mobility managers about a perceived shortage in corporate living options. Some operators had exited the industry and with new volume, delays and shortages occurred in some markets. We’re happy to report that market anomaly is now behind us, with ample supply in most markets, due a surge of investor interest and the development and delivery of new furnished and unfurnished properties at a rate, per the latest Zillow Rental Report, not seen in over 20 years.
Cost
The cost of temporary living, as with any benefit, is always a topic of interest for global mobility program managers. Temporary living is an approved benefit in approximately three-quarters of the policies of companies that offer paid relocation benefits. Dwellworks Living publishes a quarterly report of average daily rates (ADR) in over 30 global markets, including San Francisco and Silicon Valley. In Q1 2025 we reported balanced capacity in all major markets in the US (see the Availability summary) and stable pricing as a result of available volume. As we move into summer season, and especially intern needs in key employment markets, we can expect prices to rise. Advance planning and secured bookings are the best cost controls.
Density
Density refers to clustering properties in close proximity so that groups of employees on assignment (like interns or team members working on large projects) can be conveniently located to the company’s office or client site. Density typically also drives lower costs, since operators are incented to provide attractive rates for large bookings in a limited number of properties, and housing employees in close proximity has the added benefit of more convenient commuting and the potential for greater team building and off-hours engagement.
Flexibility
A recurrent theme of sessions at BAMM 2025 was the need to be responsive to talent, both for the value they create for their companies and as individuals with a variety of specific needs. In corporate housing, that might be a need for greater flexibility on move-in or move-out dates as companies think strategically about where they need to move their talent or sourcing more ‘home from home’ solutions so that employees on extended stay feel well-provided for with housing that facilitates their productivity and focus. We discussed multiple instances with our first-rate supplier partners in the Bay Area where their flexibility and support, for interns as well as senior executives, was key in securing ongoing business and confidence from employers and RMCs.

Maura Carey, Vice President, Content & Research – With deep expertise in global mobility trends as well as recent engagement in ESG programs, Maura shared insights on markets of interest to corporate relocation clients and the value of scalable, integrated, and compliant mobility solutions to deliver both more transparent and personalized service and managing cost-effective solutions.
Dawn Brandenburg, Director of Sales and BAMM Events Chair – As BAMM Events Chair, Dawn plays a key role on the BAMM Board, ensuring host sites for quarterly meetings and events. As Dwellworks Living west-coast and APAC region business development leader and a subject matter expert in global corporate housing, she also met with numerous corporate clients and RMCs and provided solutions and support for destination services, temporary living, and client-responsive programs and service design.

Changes in US Visa and Immigration Policy and Practice
This was the most pressing topic of the day as employers and law firms create plans and communication strategies to respond to a surge of new Executive Orders and policies that impact the timing, requirements and scrutiny associated with US immigration, both for the general population and for employment-based programs.
Employee/Assignee Wellbeing and Duty of Care
Sessions focused on topics ranging from employee-choice in benefits programs, the ongoing need to encourage and respect the diversity of talent within organizations, and the need to provide supportive environments, including in well-matched temporary housing, for top talent to thrive during the challenging period of relocation, settling in and adjustment to new physical and workplace surroundings.
Business Travel Resources
With a return to business travel over the past few years, there is an ongoing urgent need to track all travel for tax compliance as well as duty of care support and visibility. Timely updates were shared on effective systems available to support expanding travel needs
Understanding the ROI of Mobility
Relocation is often singled out for cost-scrutiny due to the multiple expenses associated with a move, from immigration fees to final settling-in costs and all the transactions in between. A new approach to positioning relocation expenses as cost savings compared to the loss of key talent and their cost of replacement sparked interest and discussion
Strategic Perspectives on Talent Mobility
The opening and closing sessions of BAMM 2025 were opportunities to hear from the leaders in a cross-section of industry verticals, hosted by Anupam Singhal, CEO of WERC, and from corporate mobility program leaders from multiple companies, in a discussion moderated by Deb Convery, Head of Talent Mobility at Stripe.
